As Exclusive Raid Battles are similar to regular battles, but with some differences. Exclusive Raids periodically appear in gyms around the world, but unlike the battles we already know, trainers will be invited to participate in this new modo.
To get an invite, you'll need to defeat a Raid Boss at Gyms that the exclusive Pokémon will appear. The invite will include a warning before the battle actually takes place, giving the trainer time to team up with others to fight this mighty Boss.
In an official statement, the Niantic talks about which Pokemon will appear:
“Mewtwo will be the first Pokémon that Trainers will be able to encounter in exclusive Network Battles, but other powerful Pokémon will be able to start spawning from Raid Eggs in these new battles over the next few weeks. Get ready to battle Mewtwo by upgrading your Pokemon and battling in gyms that have Raid near you.”
The developer of POkémon GO it doesn't make it clear how long before you need to have battled in the gym, if it's something that's been valid since day 1 of the raids or 24 hours before.
